Hello Neighbor!!
I'd like to take this opportunity to introduce the members of the Architectural Review
Board, to tell you a little bit about what it is we will be doing for you and your fellow
Lyon's Gate residents, and to let you know how you can help us to keep Lyons Gate the
beautiful and desirable community that we all love.

Why We Are Here:
As you may know, Article 12 of the by-laws of Lyons Gate stipulates that
"an Architectural Committee of no less than 3, nor more than 5 representatives
be appointed by the Associaton". The purpose of this Committe is to ensure
that the Community of Lyons Gate is maintained within the guidelines
adopted by the ARB and Board of Directors. These guidelines are meant to keep the
appearance and functionality of our community at the highest levels possible.
In doing this, we will help perserve the real estate value of your homes,
and help ensure that everyone's financial investment in their home is protected.
We can also help you to avoid being cited by the Coconut Creek Dept. of Code
Enforcement, since our standards meet or exceed those of the city.
We are also here to help you to understand some of the various requirements of
the By-laws, which we are all required to adhere to. If we are unsure of the
answer, we'll research it and respond back to you. If your question doesn't
apply to the ARB, we'll refer it to the proper channels.
How You Can Help
Maintaining the appearance of your home and lot is a very important part of home
ownership at Lyons Gate. The appearance of your home has a direct effect
on the value of EVERYONE'S home in the development. New home buers are not
going to be interested in a development that looks shabby and worn. Besides,
no one wants to live next door to a home that has become run down and unattractive,
or next to a neighbor who alters the appearance of their home in a way that detracts
for the overal appeal of the community.
Help us by filling out one of the "Request For Review For Architectural Modification"
forms BEFORE you do any exterior repairs (new roof, painting
the outside of your home, hurricane panels & shutters, etc.) or landscaping changes
(tree removal, new sod, ripping out hedges and shrubs, etc.). Drop the form
off at the home of any of the ARB members. In this way, we can make sure that your
proposed work falls within the accepted guildelines for quality and appearance.
Please note that according to the By-Laws, you are REQUIRED to submit these forms
before work has begun. Failure to do so can result in added work and expense
on your part if the work does not meet the required specifications.
